RdSAP Assessment EPCs

Energy Performance Certificates are a measurement of the energy efficiency of a property on a scale of A-G; with A being the most energy efficient & G being the least. EPCs are a legal requirement when a building is constructed, sold or let and once obtained, your EPC is valid for 10 years.

The better rating your property is, the more attractive it is to potential buyers or tenants due to the massive energy bill savings that come with a well-built energy efficient property which is proven on the EPC.

From April 2018, Minimum Energy Efficiency Standards (MEES) Legislation was introduced a and made it a legal requirement for all privately owned properties to have an EPC of at least an ‘E’ before being sold or let. Failure to comply can result in fines of up to £5,000.

On Construction SAP Assessments

If you want to pass building regulations, you will need to have a SAP Assessment of your property. The Reason for this is to prove that your home meets both the carbon emissions and fabric performance standards set out in Part L of the building regulations.

You can then produce both your Predicted Energy Assessment (PEA) and your EPC: without these, your new property will not be able to go on sale or be occupied.
